The Vistas at CC Young Offer a Stylish Take on Senior Living

The Vistas: CC Young Health Care Center is a senior living facility like no other in Dallas, TX. This nine-story, 250,000 sf building offers luxury, advanced holistic care, including rehabilitation and memory support services. The façade on Phase 1 of this multi-phase project, which featured 22,000 sf of ALPOLIC metal composite material (MCM), was a collaborative effort from D2 Architecture, general contractor Hill & Wilkinson, and fabricator KSC, Inc. 

Taking inspiration from the surrounding White Rock Lake, the design team used QCO Rusted Steel from ALPOLIC’s Pattern Series. Vince Neault, Business Development Manager for KSC, Inc. described Texas as rough and tumble at its roots. While a new construction, the project’s look needed to be weathered. “That rusted look, it’s noticeable and what the clients wanted.” Having worked with ALPOLIC metal composite materials for ten years, the team at KSC felt confident that they could deliver the desired finish. “We did some design assist. That’s what we really like to do.” Neault explained that the direction of a project often relies on the right product selection. “We steered them to ALPOLIC.”

For the project, KSC designed, fabricated, and installed one thousand unique rusted steel MCM panels, fastened in a running bond pattern. The intricate, interlocking fabrication of KSC 2100 Aluminum Composite System demanded a premium building material. “From my standpoint, I’ve dealt with ALPOLIC and the others. The only one that I’ve had zero, and I mean zero, issues with from a quality standpoint is ALPOLIC. And that’s the truth. Finish issues, like delaminating, cause delays. And you don’t know there’s a problem with the finish until the film comes off. And sometimes that issue is 20 stories up. That’s a big reason that ALPOLIC has the lion’s share of our business. It’s reliability.”

The other reason, Neault continued, is the warranty package. ALPOLIC provides an industry leading panel and finish warranty that protects the façade investment. Unlike other MCM manufacturers, ALPOLIC protects the client from exorbitant remediation costs with its unique in situ warranty. “That’s very important to us and the building owner,” Neault asserted. “Absolute great customer service. In all capital letters.”

ALPOLIC's Pattern Series creates a visual that harmonizes with the project's surroundings. These finishes, produced to replicate realistic wood grains and weathered metal surfaces, give project envelopes a textured appearance that appears genuine from a distance.

According to the team at KSC, all stakeholders were very pleased with the finished product. Completed in December 2018, The Vistas offers a fresh take on senior living communities. It offers a variety of care options in a single complex and the award-winning design using the rusted steel MCM is beautifully incorporated into the surrounding White Rock Lake area.
